  • The article lost me when it suggested placing a “breakfast tray” on the bed in the master bedroom.

    Maybe I don’t move in the right circles…but the last time I saw a breakfast tray in actual use it contained a mess of cold eggs and burnt toast brought to me by the kids on a long-ago Mother’s Day morning.

    Are people actually impressed by ruses like that? Do they imagine that the fresh croissants, jam, and perfectly pressed Porthault napkin will magically appear in the bedroom every morning– if only they buy the house?

  • I’m always surprised when sellers (whether they’re using a stager or not) have scented candles burning in the middle of the day. I don’t respond to the “atmosphere”; instead, my nose goes into overdrive trying to figure out what smell they’re trying to mask. I can live with pets, or cigarettes, or ancient carpets; it is mildew and moisture I fear. Don’t do the candles thing, folks, it is unproductive at best. Ditto the breakfast tray on the bed and the artful arrangements of wineglasses and winebottles all over the place. Your potential buyers aren’t that stupid.
