If you’re curious, those are all time sales. We presently have eight houses asking more than $20,000,000 up for sale. Presumably, their owners are in no hurry to sell.

I am chowing down with Poppa Joe and Al last night, with Andres (that kid is a pisser) and we are kicking around ideas. Me and Al, anyway. Andres and Poppa Joe were trying to pick up the waitresses.
Anyway, Al is really trying to stick it to me on the planting rights for MJ. But I am wearing him down.
But I say, Hey (HAY!!) Al, why not do an MJ postage stamp? Did he do like you do? Which would be nothing. NO!!! He jumped on it Weasel Boy. Plus I sealed the deal when I told him little boys could continue to lick him. Now get with the program, and find that chimp.

He should, but he hasn’t so far. But my birthday’s coming up in a few weeks, so we’ll see.
The Conyer’s farm property had a lot of land arund it so I guess someone thought it was worth it. Steep price though, I agree. The sale price for 30 John Street surprised me, too.

I propose you take on a third career by opening The Christopher Fountain Real Estate Tour Company. I’d be willing to pony up a buck for a ride in your ten-year-old Honda to do drive-by’s of properties like 11 Langhorne and 14 Baldwin Farm South. A two-buck fare gets drive-by’s of the high-end stuff, like Lower Cross. For Five bucks we drive by Russ Pruner’s place. Add a dollop of witty banter and tourists/locals alike could be enlightened by your knowledge and charmed by your humor. Maybe you could convince Retired IB’er to be your banker; Cos Cobber can do all the marketing; Front Row Phil can design the logo; Gideon can count all the money since he seems used to that…..and let’s see, what can Walt do…..there’s got to be a job for Walt. Right, he can make the vanity license plate since he will need the experience before doing it full-time!

Riversider, I can’t link to the GMLS listing because they won’t let me. I can, and I have in the past, left the GMLs site and gone to Raveis.com or other sites that try to provide access to the full MLS but that’s spotty – Coldwell Banker, for instance, and Sotheby’s don’t seem to put all their listings on the Internet (a violation of our rules that is never enforced, by the way). It all takes even more time than I want to spend. What I’ll try to do in the future is to give the ML# and then you can check out the listing yourself. Of course, if the Greenwich MLS would join the 21st century, none of this wuld be necessary, but that’s another matter.

Next. Professional Real Estate Agent. That always cracks me up. He couldn’t give away a winning ticket on Secretariat. ( I love that horse so). That is two digit’s.
Writer? This is to easy. Drivel and dreck. But he tries hard, so I admire that. Digit three.
Tour Guide? I think not. I need him to focus on the chimp. It’s his last and only hope. So quit taking him off task. He confuses easily.

thx. i looked at 25 lower cross on google maps and it looks like the adjacent house on conyers farm dr. is bigger and has a putting green. how much did that one go for?
(do you know what’s with the weird layout of evergreens behind the putting green that look like they’re stuck in crisscrossed sand? is that a greenwich thing?)
