My vote goes to this house, 15 Lia Fail in (gasp!) Cos Cob. I mentioned it awhile ago but I’ve been soft pedaling it while I brought it to the attention of a couple of my own clients. They didn’t bite (too big for one, beyond stretching range, the other), so here it is again. It’s on over two acres, bordered by conservation land and in the nicest neighborhood in Cos Cob in my opinion. The house is in fabulous condition -one client asked if it were new and it comes with a pool and a separate guesthouse.

lia fail kitchenThe owners paid $1.8 million for it in 1999, added on to it in 2002 and renovated it in 2007. They priced it at $2.850 in 2008 and it didn’t sell. It’s back on now at $2.225 and offers more house, on better land and a better location than anything else in its price range I am aware of. I think it’s a great deal. Assessment is $1.929, and in this case, the house should command a premium over that.

    Pretty sure it’s in foreclosure, Anon. You mean the antique up by Parkway?
    (Just checked). It’s still active, asking $1.395. I’d check out the amount of the mortgage and see if I could cut a deal with the bank.

  • Has a strong old country hunting lodge decor. Bathroom and red room notwithstanding, not sure the missus would like it. Kudos to your old firm for posting the OLP and reduction history.

  • Just checked this out – it’s quite sizable, but it’s on a one acre lot. Let’s just say I want to add something, like a bigger kitchen (the one in the photo doesn’t look like much). Have they maxed out the FAR?

  • Sorry to disagree with you, Chris, but as “kidding really” observed, its architecture smacks of New Jersey…badda bin, badda bang. Not my taste, but then again, my taste is probably not mainstream.

    It’s very nice inside, Cobra, and has a great yard. Plus, walk 100 yards and you’re in the only 500 seat marble ampitheatre in Cos Cob.

    Chris Can you give us your top 10 houses for sale in Greenwich? How about top 10 price is no object, top 10 great neighborhood houses? Top 10 values? Top 10 best houses that are overpriced? That would be worth reading and I’d love to see these lists updated from time to time. Spend more time on houses and what they are worth!!!

  • The house next door is even larger. This neighborhood is the best kept secret in Greenwich. But you can read all about it in the Oral History of Greenwich series at the Greenwich Library. All houses in this enclave except this one and the one next door are on two or more acres–these two are on slightly more than one acre each.
