12 Lakeview Drive

12 Lakeview Drive, new construction off Sheephill, came on today at $2.995 million. Not totally nuts: looks like a good house, but it wouldn't surprise me if it sells for less than this. There were and are a number of new houses built in this mini-development, and their selling prices have varied. No 14, next door to this one, sold for $2.1 million in 2011, No. 16 which has access to the Mianus, albeit via a steep hillside, sold for $2.720 in 2010, was "renovated", to the extent a new house needs renovation, and resold in 2013 for $2.650.  

No. 22, a completely different type of house with direct river frontage, fetched $3.425 back in 2006. I wouldn't call it a direct comp, but it's always reassuring when some house on a tiny street sells for that kind of money.

So I'm guessing we'll see a final price between that low $2.1 and No. 16's $2.650. Maybe $2.350? That's just a guess, and I haven't seen the house, so go see it for yourself and decide; I'm just going on street prices.
