Pretty much the same price as 127 Shore, but Dundee, not OG, and new, not 8-years-old
/5 Brown House Road hit the market today at $3.395 million. Previous sales on Brown House haven't exceeded the mid-$2s, I don't believe, but then again, they weren't brand-spanking new. This one looks pretty sleek, and has appeal, though the Civic Center parking lot behind it is a detraction.
Traditionally, south of the Village has been more valuable than north of it, and the ability to walk to Old Greenwich elementary has been more attractive than busing the kids to Dundee. I'd say Brown House and Shore Road, at least 127's location on the stretch between Sound Beach Avenue (where beach traffic turns right) and Tomac Avenue (where commuter traffic turns left) are roughly equal so far as traffic volume goes.
So which will sell first? I'll be interested in seeing.
