Mark Pruner's listing at 2 Boxwood Lane (I thought I knew every street in town, but I didn't - this one's off Maher Ave), claimed "at this price, it won't last long" and I thought uh oh, that's a dangerous thing to say; it looks silly 18 moths later. But Mark only added that phrase, it turns out, when the price had dropped to $1.5 million, and he's been proved right: contract in 66 days.

This house started off under a different broker in November, 2014, at $2.5 million. That obviously wasn't the price, because it didn't sell, but at $1.5, even its 0.8 acre is probably worth this much, and with a very decent house already on that land, this one was a steal.
