/30 Northway, Lucas Point Old Greenwich, $6.995 million, has a contingent contract. Started at $10.450 million back in 2015, the second agent - Joe Barbieri - dropped it down a couple of times and here we are.
It's a land sale, naturally: 0.7 acre, FAR will allow 6,0000 + sq.ft. Works for me - Lucas Point's my favorite Old Greenwich neighborhood.
And from the not-so-fortunate pile, 560 Lake Avenue is now back on the market as a short-sale, "pre-approved" at $3.5 million. I doubt that's much of a deal; certainly, it hasn't been able to find a buyer in the past few years as it dropped from $5.495 to $4.5, and I don't see why $3.5 is any more attractive.
But that's just me - I was astonished when this place sold, in a bidding war no less, for $5.450 in 2006, and while that lucky winner has obviously now learned the folly of irrational exuberance, there may be another one coming along any minute.
