Improved price, but improved market too
/319 Sound Beach Avenue expired unsold back in 2013 when it was priced at $3.495. The owner tried again this year, at $2.995, and reports a contract after just 22 days. The Mickster and I are working with some clients in this range, and I assure you, the pickings are slim.
In fact, if you have a house in the $2.5-$3.5 range in Riverside/Old Greenwich, preferably pre-war and in need of some work, either list it, please, or drop me a line.
UPDATE: And 37 Ballwood, Old Greenwich, reports a contract too. Last ask (after 200+ days on market) was $2.799 million.
