/38 Birch Lane, priced at $1.995, has sold for $2.150.. Same acre, same pond as Beechcroft (and possibly involving a disappointed losing bidder on Beechcroft), so it makes perfect sense. Although I didn't notice it when it came on, my initial surprise today at learning its price was probably due to the fact that this one looks like a real house, and I erred in valuing it as an nondescript ranch, rather than for its land value. Wrong.
Hey, it happens; last fall, my family put a collection of Japanese prints on auction, and most sold within the range estimated by the auctioneer, an expert, but one pair, estimated at $650-$950, opened at $5,000 and closed at $15,500 - all it takes is two people who want the same thing, with the money to get what they want.
