I don't know whether this says anything more about the market than "you just never know"
/320 Sound Beach Avenue, $1.995 million, went to contract last month and is now reported pending. I find it curious that this very decent house (on the corner of Sound Beach and Lockwood) took almost a year to find a buyer. It did start at $2.495, which didn't help, but back in 2004 it sold to these owners, in just 37 days for $1.905 million, and it was nicely spruced up in 2013 (the agent claims "renovated" - I think that's a bit generous, but perhaps I'm being a bit stingy), so you'd think that, with those improvements, it would be selling for more than that 2004 price. But not so.
This is an active price range, and Old Greenwich south of the Village is still popular, so I'm not sure why this took so long to sell and required a pretty severe price cut to do so; I liked the house back in 2004, and still do.
Any readers out there who looked, and passed on this house? Your feed back would be welcome.
