Two new listings of interest
/40 Park Avenue, Old Greenwich, $2.595 million. The house has been dramatically improved since the first time I saw this two decades ago, with both the previous owners and the current ones adding new features. These owners built an addition to the structure, and all in all, it looks very attractive.
But it lacks a garage, which will doubtless restrict its appeal to many buyers in this price range. Many, but certainly not all: it's sold several times since 1993, and the most recent sale price was close to this one.
I'd be wary of the current tax bill of $13,800, by the way: the assessor doesn't seem to have caught up with the new addition and when he does, he'll surely make up for lost time.
And 625 North Street is back up for sale asking $4.995 million. (I personally preferred it when it was yellow, last time around, but ...). I doubt there's enough left of its interior for its builder back in 1795 to recognize, but what a gorgeous house, set back from the road, with great lawns, front and back.
