/Maybe its builder will have the last laugh, but that was my reaction, once I'd double-checked to make certain it wasn't a typo, to the listing today of 54 Mallard Drive for $3.925 million - dollars. I'm sure it's a meticulously crafted home (although one wishes they'd sprung for a masonry chimney, at this price), and on 0.4 of an acre it sits on relatively spacious grounds, but it's on Mallard Drive. Busy, busy cut-through from Route One to Central Greenwich, Julian Curtis School district (NTTAWWT), previous high sale on the street, $2.4 million. Real estate continues to be about location, not depreciable houses, and it always will be.
Someone is nuts here, and I'm betting it isn't me The builder paid almost $1.5 million for the land, so I understand his desire to get $4, but life is just one damn disappointment after another for some people.
