Have mid-country building lots really increased in value by one third* since 2009?

(* Yes, as a reader has corrected me, that's "by half", not one third. I went down, when I should have gone up. Dummy)

"Happy Acres"  14 Dewart Road

That's what the sellers and their agent think, at least for the 2-acres at 14 Dewart Road, which was purchased for $1.825 in 2009 and is new to the market today at $2.795. 

While the listing claims a "renovation" to this 2,600 sq.ft. house in 2011, the tell is found in the MLS listing:

Opportunity to renovate, build, or enjoy this 3 bed 3 bath home. Wetlands approval until 3/22/19. Plans designed by Doug Vanderhorn include 6 bedrooms,

My guess? This price ain't happening.
