Great house, great street, but the price? We'll see
/3 Macpherson Drive is new today at $7.595 million. I loved this house back in 2009, when it needed a ton of work (it was built in 1929 and, while updated since then, still had more resemblance to that era than the 21st century), and from the current pictures, the new owners did a very, very nice job doing that work.
Macpherson is that little dead end just up North Street from its Maple Avenue intersection, with a mini-village green running down its center. It's quiet and private, and at least before the advent of helicopter parenting, a place where children could play safely in the street. They still could today, of course; the question is, will their parents let them?
The price seems pretty high, to me, not because it's outrageous; it's a fine house, but there are 77 active listings in the $5.5-$8.5 million range in Greenwich right now, and of the 29 homes in that price range that sold during the past 12 months, none sold for as much as $8, and only six sold in the $7s (and they all started much,much higher).
So there's a lot of competition for a very thin pool of buyers.
