It's back, price unchanged
/30 Round Hill Club Road, which kicked off in June, 2015 at $20 million and dropped to $15.5 a year later, was pulled from the market last October. It's back on today, still priced at $15.5. I have my doubts.
Eight acres in the two-acre zone certainly adds value, but the house itself, a sad example of bad 1924 architecture that was last updated in 2008 - the owner should have saved her money - does not.
So what's a pair, even a trio of back country* building lots worth? Probably not $15.5 million.
* yes yes, south of the Merritt isn't officially "back country", but I include this area within the Back Country border anyway. It was a full day's trek to downtown Greenwich back in horse carriage days, and while that trip may have shortened in the modern era, this northern stretch of Round Hill Road is still way out there.
