And finally: pending off Rogues Hill
/11 Round Hill Club Road, currently asking $9.975 million, is reported as pending. It’s hard to believe that the builders of this spec house aren’t making a profit at this price, but if they are, it’s far less than they anticipated. They paid early $4 million for the land in 2012 and obviously spent a huge sum and a lot of time designing and building this thing. Started at $17.950 million in 2015, a price that I suggested, repeatedly as it fell, was too high.
On the other hand, my friend Rob Johnson is both the (replacement) agent and the procuring cause, so the entire commission will fall into his pocket; it’s always nice when that happens.
