Shorelands contract
/6 Grimes Road, $1.650 million, contract in just 22 days; the OG market is lively in this price range. Shorelands is a nifty neighborhood, within easy walking distance to the village and the school, and the community beach small craft launching area (at high tide) is a huge draw.
Shorelands does flood, though, and I see that this property is in the AE zone with a first floor elevation of just eleven feet, if I’m reading the survey correctly (and I may not be). The water isn’t going to rise to eleven feet, though that 4’ basement might require swim fins, but if the house is non-conforming, expansion or improvements may be troublesome. Presumably the buyers and they agent have investigated the issue and are satisfied. Living with occasional flooding is just part of the price for Shorelands, maybe even part of its charm, and I personally would be glad to pay it.
Besides, the house hasn’t floated away since it was built in 1923.
