One pending, one sale in Belle Haven
/101 Otter Rock, $4.3 million, is pending. The owners paid $5.2 million in 2014, after it had been newly renovated, but I questioned that decision then, and I’m not wild about this new price, either. Unless you’re dying to own a 1978 “French Provincial”, and the market said it wasn’t between January, 2017, when this started at $5.475 million, til now, this strikes me as land value only, and $4.3 for an acre, with wetlands, is not that value.
But it is Belle Haven.
To prove that point, 115 Field Point Circle has sold for $11.250 million, without appearing on the MLS. Looks like a land sale, 2+ acres, water views, but not waterfront.
