Old Greenwich contract

6 Raymond Street expired unsold at $3.399 in June 2020. Rob Johnson brought it back on the market 15 days ago at $4.195 million, dropped it (as a pressure tactic on a dawdling looker, I suspect) to $3.990, and now it’s under contract at a number “beginning with a 4”.

I had a client very interested in this house, even at its new, 2021 price, but he wisely, I think, declined to chase it through a bidding war. But here’s the thing: when we looked at it last weekend, there were at least six other buyers there, and probably all of them were equally capable of paying all cash, quick closing, no sale of existing NYC co-op required. There’s a ton of money out there, chasing too few houses.

Which describes a lot of our economy. Buy gold.
