Not everything's flying off the shelf

41 Birchwood, 971 days on the market, has cut its price from $4.975 to $4.4 million. It started at $5.250 back in July, 2019, and was purchased new in 2008 for $5.2.

There’s nothing particularly wrong with the house, other than the area: Birchwood, off Wil Merry, has always seemed to have had trouble achieving premium prices, though I’m not sure why.

And perhaps I wasn’t the only one put off by the builder’s decision to devote half of the second floor to a master primary suite. When I toured it back in 2007, I found that an odd use of space and so did buyers, I think: the original asking price back then was $5.950, and they didn’t get it.
