Third broker, 4th price cut, still looking for love
/344 Shore Road, a 2019 spec house near the Belle Haven Association’s boundary and overlooking our Grass Island sewage plant, is now available for $7.675 million. It started off in March ‘19 at $12.250, but weep no tears: the builder paid $2.2 for the land in September ‘16, and I’m sure there’s still some profit to be made here.
And in fact, it’s a nice house; the “deep water” dock may be a tad euphemistic, inserted by the current broker who is known to be “flexible” in his listing descriptions — still, it is a dock, and those command a premium, due to ever-more-stringent state and town regulations. The pool is a plus, and there’s a grand view of the Greenwich Boat & Yacht Club marina on Grass Island. $7.675? Maybe, maybe not, but a definite improvement over that $12.250.
