Little real estate activity to report, but here's an older listing, price refreshed, new broker, and back on the market
/807 Lake Avenue, which expired unsold at $5.9 million in October, is back and now priced at $4.995. I think that’ll do it, but we’ll see.
It was built in 2005 by New Canaan developer Richard Girouard who, before coming to grief over a bit of mortgage fraud and being sent to prison to mull over his sins, built some very fine homes in Greenwich and our surrounding towns. He may have been a little less than upright in his dealings with his lenders, but I never saw him cut corners on his houses.
Girouard tried for $6.290 when he began construction here in 2004 but didn’t get it — who knows, maybe that failure contributed to his straying outside the lines of his coloring book? — but did sell it for $5.4, finally, in 2007.
The 2021 attempt to resell it at $5.9 may have been unsuccessful but today, with its million-dollar haircut, it’s looking pretty good.
