Cognewaugh contract

434 Cognewaugh Road, Cos Cob, priced at $3.995 million, has a contract after just nine days. That suggests multiple bidders, but perhaps not; either way, the sellers have done well here, considering that they paid $3.46 million for the place in July of ‘21.

Cognewaugh often offers a good view of the vicissitudes of our Greenwich real estate market in the fringe areas, as prices go up and down and up again with the tides. This house sold new for $3.816 in 2008, failed to sell at $3.399 in 2018, and then came back, as noted, in 2021. Now it’s seen another jump, and its back to that last bubble price.
