New listing on lower Round Hill

26 Round Hill Road, $3.495 million. It’s updated and in move-in condition, which is almost essential these days, because fixer-upper buyers have aged out of the market, and the TikTok generation ascribes a different meaning to “getting hammered” (and “getting nailed”, come to think of it). I helped clients buy, and latter sell a house two doors down from this one some years ago, and I’ll attest to the great convenience of the location; I was back and forth many times, and it being just a hop from downtown Greenwich was a welcome feature. I’d imagine that anyone living here would find the location even more attractive as the years went by.

In any event, it looks like a good house, and though, as always, it’s up to the market to rule on these things, the price doesn’t strike me as outlandish.
