Riverside sale price reported

123 Riverside Avenue, a very nice 1899 home, listed at $1.895 and sold for $2.025.

For comparison with the 2017 market, the same house was listed a $1.695 in February 2017 and sold a month later for $1.395 million. Nothing was done to the place in the intervening five years except to chase the dust bunnies from under the beds. So, nice appreciation.

The listing boasted that the property is “part of the coveted Lake Drive Association”, which the new owner can join for $200, but even at that low price he won’t be getting much for his money: the pond and its small encircling lawn are open to all, and the great unwashed, even the dregs of humanity crawling up from Gilliam Lane. Which doesn’t mean that it’s not a pleasant spot that offers a bit of green (well, the pond scum is green; the grass around it is usually a sere, brown yard most of the year) in crowded Riverside.
