20 Verona Drive, Riverside, $3.150, gone after just 7 days on the market. It’s a nice house, on a good street, in Riverside, and there’s almost nothing in this price range in Riverside or Old Greenwich. And plenty of buyers.

I’m guessing, top of the head, $3.375 or even higher. I’ll report back when it closes, and let you know if I was even close. Readers are invited to add their own guesses in the comments.

(Another thought: I’m seeing an increasing number of houses go from listing date to pending in just a few days, like this one, entirely bypassing the intermediate stage of “contract”, with its usual 30-day mortgage contingency. That suggests to me that there’s a lot of loose cash around, and/or, to be competitive, buyers are giving up mortgage contingencies. That just makes things still tougher for traditional, “normal” buyers.)
