Testing market appreciation?

175 Cat Rock Road was put up for sale at $3.6 million last May, and was rented out instead in September. It’s back on the market today with nothing changed but the price, which is now $3.9. That’s probably not crazy, or at least, I’ve seen that kind of jump in Riverside and Old Greenwich. Cat Rock? Cos Cob? I’m curious to see how this fares and again, I’m not dismissing it, I’m just curious.

The house was originally built in 1857 and, the listing says, was taken down to the studs and rebuilt in 2002. Those owners put it up for sale in 2015 at $3.395 and finally sold it to the current owners for $2.2 in 2017. This time will probably yield better results.
