A couple of pending sales to report

41 Birchwood Drive, asking $4.4 million. We mentioned this one when it went to contract last month, and now that contract has gone through the contingency phase. We won’t know the actual selling price until it closes, but the sellers are bound to be disappointed regardless. They paid $5.2 in 2009, and started off this time in 2019 at $5.250.
The owners of 5 Tinker Lane have fared better. Their home was priced at $3.050 million four months ago and only dropped to $2.950 before a buyer appeared. It’s pending; we’ll report back on the actual price after it closes.
