A home that's back again

53 Rock Maple is up for sale for $4.495 million. It was a charming old wreck back in 2005, but still managed to sell for $2.850. That buyer did a lot of necessary upgrading and repairs and put it back on the market later that year, priced at $4.950. The market repaid his efforts with indifference, and it finally sold in 2008 for $3.9 million.

But things were improving by late 2020, and when those buyers placed the house up for sale in October for $3.495 a bidding war broke out and the current owners “won” with their offer of $3.675.

Has the market improved still further, enough to justify an extra $820,000 18 months later? As always, time will tell.
