I can understand a seller holding on to her pizza oven out of nostalgia, but bedroom curtains?

no drapes for you!

New today, 27 Stepping Stone Lane, $2.650 million, “master bedroom draperies excluded”.

I’ve mentioned here before that, back when I handled the legal side of real estate deals, the parties would occasionally come to loggerheads over a home’s “window treatments”. When I happened to follow up, years later, with a client who’d “won” that battle and came away with the curtains, I’d be told, “oh, they didn’t fit the new house”, or “they really didn’t fit in with my new decorating scheme, so they’re in the attic”. Every time.

As a general rule of thumb, I’d suggest that if someone is paying you more than, say, five bucks for your house, throw in the drapes, just for good will.
