Final sale prices reported
/I sense, but haven’t done any in-depth analysis to confirm it, that houses with March and April contracts were selling above asking price more frequently than those that went to contract in May and June. If so, it would suggest a slight cooling of the market. Slight.
The two June contract sales I report below were both antique homes, which can be its own niche market, so I wouldn’t make of their selling below ask but, generally, I am seeing more sales coming in below ask as the year goes along.
4 Chateau Ridge, April 27 contract, asked for $2.995 million and closed Friday at $3,185,811.
Chicago buyers.
8 Meyer Place, Riverside, April contract, $1.750 ask, $1,857,500 sold.
NYC buyers
35 Mead Avenue, Cos Cob, 1855 home. June contract, $1.650 ask, $1.6 final sale. Greenwich buyers.
155 Taconic Road, 7.5 acres, 1850 house, June contract, $5.695 ask, sold, $5 million.
