/127 Lockwood Road, Riverside, priced at $3.275 million, is reported under contract today, 15 days later. Located on the corner of Lockwood and Crescent, it’s a 1935 house that’s been updated and expanded over the years, even as its property has shrunk. Not surprisingly, houses in “move-in condition”, as this one is, (almost) always sell faster than those needing work. Families are looking for a place to live, not a building project, and with the supply chain snarl and soaring prices of construction material, a house that doesn’t need any additional work is sure to be a crowd pleaser.
I used to warn clients and readers that fixing up their house prior to sale would probably help it sell faster, but they wouldn’t recoup all that they put in. I don’t think that’s the case right now, though I would still advise against performing expensive improvements like new kitchens and baths if you’re planning to sell in the coming year. If you intend to stick around long enough to enjoy the new stuff, but not so long that everything has aged out of style — 5 years, say — go for it.
