Nice house, nice street in the Village, but I'm still having trouble accepting $4 million homes that offer only a one-vehicle car port

26 Park Avenue, brand new construction in Old Greenwich, has hit the market at $3.950 million (it’s Jeff Jackson of Corcoran’s listing, but that site doesn’t have it up yet). It looks attractive, and I think it would have been a real possibility for a client of mine who, unfortunately for me, lost interest in engaging in Old Greenwich bidding wars last spring, and temporarily retreated to a rental, but, really? No garage? I suppose it’s the new normal, but it used to be true that suburban living involved so many accessories like bicycles, lawn mowers, garden tools, and the like, that the absence of a garage large enough to accommodate two cars and piles of junk was almost a non-starter.

I suppose no one does their own yard work anymore, the kids are driven to “play dates” and “travel sports”, and the Stamford kids no longer cross the border to raid anything left outdoors in Old Greenwich, so, between the change in lifestyles and social conditions, and FAR requirements that force home builders to choose between living space and garages, carports it is, at least on our smaller lots.

It’s 3,156 sq. ft., plus a nanny room and bath in the basement, and a little bit of useable space in the attic, for a claimed total of 4,911 sq. ft. Because it has no walls, the FARport isn’t included in that math.
