Pending on Lake Avenue
/714 Lake Avenue, between Simmons Lane and Mountain Wood Drive (which has neither mountains nor woods, just as Simmons no longer has mattresses on the front lawns), priced at $6.250 million, is reported as pending. It was on the market for 98 day, so, unless a couple of buyers showed up at once, and that happens more often than you might think, it’s probably for selling for less than ask.
Built in 1976, but it has “classic” — as that term is defined in Greenwich — lines, and is very much not the typical, due-for-teardown 1976 house of that era.
Of interest, perhaps, is that these owners paid $5.650 for the house in 2013, but the latest town appraised value is only $3,729,800. I understand that tax appraisals aren’t based on purchase price, but surely that 2013 sale should have given the appraiser pause, no?
