31 Ridge Street was put on the market at $2.475 million on June 24th and must have received several higher offers, because it was pulled on June 28th and returned a week later at $2.750. That may have been too much of a hike, because it’s taken 53 days, but today it’s reported as under contract.

The seller paid $1.5 million for it in 2016, tarted it up redecorated it to appeal to today’s modern New York sophisticates, and has obviously done well.

The listing notes that it was taken down to the studs and rebuilt in 2007; that work was done by a good friend of mine, one of the best craftsmen working in town, so the new owner will be making out just as well as the seller.
