Well, surprise, surprise, surprise

When 73 Sawmill Lane hit the market in January 2019 I ridiculed its $3.849 million price tag and predicted an ultimate selling price of “around $2.2. It sold for $2,286,250 in September ‘19, and I thought that was pretty close.

So when that buyer put it back up for sale last September, 2022, at $3.595 million I expressed some skepticism even though there had been some improvements added. This time I was wrong: it went to contract in three weeks, and has closed today for $3.375. Gosh.

I can’t imagine this new owner will make out like the previous one when he goes to resell, but the market’s so crazy, who knows what the future will look like?
