Perfect for the Greenwich Democrats' proposed homeless camp

Back on the market today and marked down to $399,000, Coldwell Banker presents ”The Cliff at 3 Chinmoy Avenue”.

The saps who own this place paid $550,000 — in a bidding war! — for the property in 2005 and then let it lie fallow until 2021 when, no doubt thinking the rest period had increased its value, they put it back up for sale for $599,000. The market showed a yawning indifference to the “amazing opportunity” it offered, so in May of ‘22 they razed the squatters’ shack and dropped the price to $499,000; sadly, the listing expired last December having found no greater fool, but now your chance has come again.

I wrote about this place back then in May, ‘22, after it had been repositioned as a development project — here’s what I said:

Well, renovators, you missed your chance

The house and garage at 3 Chimnoy Avenue, Byram, have been torn down, and only the spacious grounds remain.

Back in 2005, the listing for this property offered “An AMAZING OPPORTUNITY TO RENOVATE EXISTING SINGLE FAMILY HOME”, and that exuberant clarion call paid off: the asked-for price of $529,000 was bid up to $550,000, and while there were those of us who questioned the wisdom, if not the sanity of the winning bidder, he must have been happy, because he’s held on to it all these years.

Until April ‘21, when he — doubtless reluctantly — put it back up for sale at $599,000. The house remained, but the suggestion about its appeal to renovators was missing. Now the property has returned to the MLS, at $499,000, but without the house. Byram’s gain is your loss.
