You know it's time to cut your price ...
/When your competition is selling and yours isn’t. 239 Palmer Hill Road has been sitting around since August and priced at $2.329 million, with no takers. On the other hand, 195 Palmer Hill Road hit the market at $2.195 million a few days ago and has received multiple offers: it’s a good bet that one of them has already been accepted.
So that means that buyers willing to live on Palmer Hill Road looked at your $2.329 house and rejected it, while several of those same potential buyers have offered to buy195 Palmer and even pay more than its asking price; that’s a clear sign that yours is overpriced, and the listing agent has wisely listened to the market. Today, 239 Palmer was dropped to $2.199. That might bring back some of those lookers who refused to bid before, though it’s my guess that the same buyers who offered to pay $2.195 (and more) for 195 Palmer have already given their opinion that 239 is worth less.
