Two contracts to report

After failing to attract a buyer last year when it was asking $5.395, 16 Stillman Lane came back at $5.6 million three weeks ago and is now under contract. This development has come on strong lately, as it should: the houses are very well built, and the two-street neighborhood is a pleasant one. But it’s struggled. This house, for instance, was brought to market in 2008, just as our crash had started, and priced at $5.850; it finally sold to these owners in 2010 for $4.4 million.

Other homes here that sold in the 2004s-2007s later resold at a loss, so I’m sure the owners of this one are pleased that the buyer showed up this year rather than last.

A house that hasn’t done so well is 215 Orchard Street, in Cos Cob: the owners paid $2.7 when it was new in 2009, tried for $3.995 in 2022, and only now, after its price had dropped to $2.795 has it gone to contract.

I’ve always liked the quality of build of the house, but the location is against it. So it goes in the wonderful world of real estate.
