Friday was a busy day for closings

“CDOM” is “days on market” (3 STILLMAN LANE’S 756 DAYS IS SO HIGH BECAUSE IT WAS PUT ON THE MARKET PRE-CONSTRUCTION, and was actually under contract by February)

Two notable ones:

The sellers asked for $8.750 million, but reluctantly accepted $9.4. Of interest, to me, is that the same house sold for $5.920 in September 2020. It was in excellent shape then, but this owner redid a lot of it anyway, including expanding it from 7,000 sq. ft. to 8,358, and certainly recouped whatever he spent.

11 Pond Place, cos cob Priced at $1.395, sold for $1.6

A vintage 1962 cottage, although “partial” air conditioning was added sometime in the past 60 years; an excellent example of the current state of our real estate inventory.
