That failing spec condo project at 89 River Road has finally found a buyer for one of its twelve units: No. 204, current asking price $1.395 million, is reported pending. That’s a relative bargain compared to its original 2021 price of $2.895 million, but no one bought it then, so any “discount” is illusory.

Personally, I wouldn’t want to be the only occupant in this huge building, but I suppose that privacy, and the breathtaking feeling of risk that comes with being a pioneer in a project that, so far, has found no other buyers, are attractive to some people.

Interestingly, the same developer has combined two of the vacant units into one three-bedroom space, thrown in a deeded “deep water” (a generous term) slip, and brought it to the market yesterday at $3.495. Hey: whatever floats your boat.
