New broker, new price

62 Morningside Drive is back with a new broker and is now priced at $2.475 million. I wrote about this house when it dropped from its October opening price of $2.995 to $2.745; I liked its exterior, mostly, and EOS appreciated the listing agent’s sense of humor in describing it as “a Frank Lloyd Wright-inspired design”, but the consensus of commenters and blogger alike was that $2.745 was still too high.

Maybe this new price will do it, though it’s worrisome that the house has sat on the market since October; in this market that’s almost forever, and a stale odor starts rising from unsold listings after even a month. Then again, it’s possible that the latest reduction addresses that problem; $2.475 seems more in line with other comparable houses, while the previous two prices struck me as overly aspirational.
