Montgomery Lane

34 Montgomery Lane is back on the market priced at $2.195 million after selling in late 2020 for $1.625. Its price history provides a good snapshot of the changes in the Greenwich market pre-and-post COVID. It was listed for $1.575 in December 2019, just as COVID was beginning to rear its spiny shell, and there it sat, unloved and unwanted during the entire 2020 lockdown until the market rebounded that fall. In October 2020, while the house was still priced at that $1.575, multiple buyers surfaced, and these owners won the resulting bidding war at $1.625.

Has the market now increased an additional 35% so as to justify this new price? I guess we’ll see. Perhaps its claim to have been “completely renovated in 2020” will be persuasive to prospective buyers, although they may find it curious that these owners seem to have ripped out all of the 2019 improvements and, incredibly*, judging from the pictures of both listings, replaced them with the identical fixtures and replicated the interior exactly.

That surprises me.

New roof, windows, oak floors, and mechanicals, to go along with a custom walnut kitchen, panoramic doors that open to the deck, and all new baths. All new understated millwork, hardware, light fixtures, etc. give the house a contemporary vibe.
