It went to contract 7 days after being listed last April which given the time lag between accepted offer and the lawyers thrashing out a contract, means practically overnight. Were there multiple offers, all below this one, or did the owner just (wisely, perhaps) accept a good offer immediately, and avoid the disruption and inconvenience of keeping her house available for countless showings? Either one would be a sound course of action.

The house offers a nice snapshot of the Greenwich real estate fluctuations over the past twenty years: It sold for $2.5 million in 2002, and that buyer put some substantial money into it — increasing its size from 4,000 sq. ft. to 6,000 — but could only get $2.407 in 2014. This owner has done better: she kept up with the CPI, and avoided paying rent for 9 years.
