302 Sound Beach Avenue, 1967 construction, back lot, shared driveway, sold for $1.895 in June 2021, put back on the market this April at $2.275 million, and has sold for $2.375.

(By the way, I’ve explained this before, but just in case it bears repeating: I do not mention NYC buyers because of any animus — city buyers, including my own parents in 1954, have always fueled the Greenwich real estate market, and are a big part of keeping values up. But the COVID panic and New York City’s continuing decline have driven even more city residents our way than was usual, and I’m noting sales to them because it’s an interesting phenomenon, at least to me.)
