The listing describes the property as “not in the flood zone”, which isn’t quite accurate, but not deceiving: The area is in the AE zone — 13’ above mean high water — and the mechanicals and living space are located 14.6’ and more. Good luck getting out of Mortimer during one of of our Nor’Easters, but that’s why the sellers threw in a one-year subscription to the OG Coast Guard Rescue Service.

After two previous contracts fell through, and 1702 days after it began in 2018 at $4.495 million, 80 Doubling Road has sold for $4.1 million. The earlier failed contracts were in the mid-$3 range, so the disappointments then were made up for now.
