Somebody got themselves a Lake Avenue building lot for not a whole lot of money

736 Lake Avenue, priced at $3.950 million, closed today for $4.1. What’s interesting in that the sellers paid $4,542,500 for the house in 2022, when it comprised two seperate building lots totalling 5.75 acres, split off and have now sold this 3.43 acre lot with its 1925 house, and kept the second. So they ended up with a 2.3 acre lot for $442,500. That’s not their total cost, because they’ve agreed to build a new septic system for these buyers (the original is located on the retained lot) and there were transaction costs, etc., but 2-acre lots up here have been selling for around $2.5 (ish), so this seems to have worked out nicely.
