Old Greenwich sale

406 Sound Beach Avenue, listed November 28th at $2.675, has sold for $2,932,000. I don’t know its fate: it’s in kind of rough shape, but coukd certainly be renovated. On the other hand, it’s on an oversize lot of 0.69 of an acre, so maybe someone is planning to start anew.

Note to readers who may be contemplating selling their own house: These owners originally put the house on the market in 2008 at $3.390 million and never budged from tat price for 621 days, finally pulling it off the market, unsold, in 2010. You can work out for yourself the inflation factor over the past 14 years, but if they were willing to accept $2.675 this past November, they’d have done themselves a favor, maybe, had they been less intransigent back then.
