361 N Maple Avenue, $2.750 million. The owners have had a difficult time matching their price to market demand, but they seem to have finally succeeded. The house began at $2.765 in 2019 and dropped to $2.665 before expiring in 2020. They then brought it back at $2.750 three months later, and when that didn’t work, they raised the price to $2.925. This last adjustment did the trick.

20 Center Drive, Old Greenwich, $1.5 million. Nothing fancy here but, in this market, that’s not a fancy price. And because it sat for 57 days, I assume that it’s selling for less than ask.
