It's a mystery to me — or it would be, if the price were right (Updated — Pine Crest has a comntract)
/Reader Rickster points out that, amidst all this buying frenzy two Riverside homes, 8 Pinecrest Road and 13 Chapel Lane, haven’t budged. Pinecrest, in particular, baffles me, because it’s on a great street, is in excellent shape, and its price, $3.195,is in line with comparable houses that have gone to bidding wars.
I like the house very much, and said so when it hit the market March 11; in fact, I predicted thst it would sell instantly.
Wrong.
Other agents tell me that the place falls apart upstairs — always fatal to an aspirational price — and even the first floor is somewhat cramped, but agree with me that the house’s location is very good, and the house shows very well. So what’s keeping it unsold? As always, it’s price. One agent told me that “$2.750 would have been plenty”, and,so far, the market seems to agree.
(That same agent, by the way, points out that a house can look great on the Internet: nice interior and exterior, areal view is fine, etc., and it’s only when you actually enter the house that problems become obvious.)
The house will certainly sell, and for a good price; just not the price its owners were hoping for.
